Overview
The Building Operator plays a vital role in maintaining the operational excellence of our client facilities by performing hands‑on maintenance, inspection, and repair work on mechanical, electrical, and plumbing systems. Working closely with the Site Manager and Facilities Supervisor, you’ll execute both preventive maintenance programs and responsive repair work to ensure building systems operate reliably and efficiently. This position combines independent technical work with collaborative problem‑solving, requiring you to assess building conditions, complete repairs ranging from HVAC maintenance to lighting replacement, and maintain comprehensive documentation through our CMMS platforms. You’ll be the frontline expert ensuring our facilities provide safe, comfortable, and functional environments for occupants. Day‑to‑Day Responsibilities
Perform ongoing preventive maintenance and respond to repair work orders on facility mechanical, electrical, and plumbing systems, including HVAC coil cleaning, filter and belt replacement, lighting and ballast changes, and repairs to building components like walls, flooring, and fixtures.
Conduct assigned facility inspections and due diligence assessments of interior and exterior areas, documenting conditions that impact client occupancy and operations, and escalating issues to customers and management promptly.
Assist the operations team with maintenance and repair projects as directed, working both independently and collaboratively to support building equipment reliability and tenant satisfaction.
Maintain strict compliance with all safety procedures and regulations, completing hazard assessments, identifying and proposing solutions to eliminate safety hazards, and ensuring adherence to State, County, and City ordinances, codes, and laws.
Utilize CMMS systems (Corrigo, BMRAM) to update work order status in real time, maintain accurate documentation of all work performed, attend required work and safety meetings, and follow proper protocols for storage, usage, and disposal of hazardous materials.
Required Qualifications
3‑5 years of relevant experience in facilities maintenance, construction trades, or building operations with demonstrated proficiency in basic plumbing and electrical systems.
Strong customer service skills with ability to communicate effectively with building occupants, management, and team members while maintaining professional relationships and responding to service needs promptly.
Valid state driver’s license (if position requires mobility between sites) with ability to drive for extended periods and respond to multiple facility locations.
Physical capability to lift up to 80 lbs, work from heights up to 30 feet using ladders (300 lb weight limit), and perform frequent climbing, bending, kneeling, stooping, and overhead work in various environmental conditions.
Computer proficiency including ability to navigate and update CMMS platforms, complete digital work orders, and utilize technology tools for documentation and communication purposes.
Preferred Qualifications
Supervisor or managerial experience that demonstrates leadership capabilities including team coordination, strategic thinking, adaptability, and integrity in managing work priorities.
Additional trade certifications or specialized training in HVAC systems, electrical work, plumbing, or other building maintenance disciplines that expand technical capabilities.
Experience working in commercial office environments, multi‑tenant facilities, or institutional settings with understanding of tenant service expectations and building operations best practices.
Familiarity with building automation systems, energy management platforms, or advanced CMMS functionality that supports proactive maintenance and operational efficiency.

Work Shift
10‑hour shifts, Monday‑Thursday or Tuesday‑Friday (6:00 AM – 4:30 PM); on‑call availability required and overtime as needed.
Compensation
70,900.00 – 102,700.00 USD per year
