Director - Multifamily Operations

Macdonald & Company is proud to partner with a well‑established, privately held real estate owner and operator to appoint a Director of Operations for its growing multifamily platform based in Southern California.

With a rich history spanning many decades, the company owns and operates a portfolio of approximately 2,500 apartment units across the Western United States and is entering an exciting new phase of growth. Following a strategic portfolio repositioning, the business is streamlining its operations, investing in technology, and expanding into new investment strategies, creating an excellent opportunity for an experienced operational leader to help shape the next chapter.

This is a highly visible leadership position overseeing the operational performance of a portfolio of market‑rate multifamily communities. The successful candidate will work closely with executive leadership to drive NOI, improve operational consistency, develop teams, and implement best‑in‑class processes across the business.

Key Responsibilities

Lead the operational performance of a portfolio of approximately 12 multifamily communities.

Provide leadership and mentorship to Property Managers and site teams across leasing, maintenance, resident services, and financial performance.

Drive portfolio NOI through revenue optimization, expense management, budgeting, forecasting, and financial analysis.

Review property financials, operating metrics, and budget variances, identifying opportunities to improve performance.

Partner with Asset Management on capital improvement initiatives, value‑add projects, and operational execution.

Standardize operating procedures and introduce scalable processes as the company continues to institutionalize its platform.

Support recruitment, coaching, succession planning, and performance management across the operations team.

Collaborate with executive leadership on strategic initiatives, reporting, technology implementation, and portfolio planning.

Ensure operational compliance and consistency across all communities.

The Opportunity

The role is based from the company's Southern California headquarters and requires regular travel across the portfolio, particularly during the first several months while building relationships with on‑site teams. Travel is expected to reduce once the successful candidate is fully established within the business.
