This individual will play a pivotal role in driving the early-stage success of diverse commercial projects, ensuring alignment between design intent, budget constraints, and constructability.

The Role

Departmental Leadership: Oversees the preconstruction team, assigning resources, mentoring estimating staff, and ensuring the timely delivery of all deliverables.

Budgeting & Estimating: Directs the preparation of conceptual, schematic, and detailed design-phase estimates, establishing accurate budgets for complex commercial developments.

Value Engineering: Collaborates closely with architects, engineers, and owners to identify cost‑saving alternatives and design optimizations without compromising project quality.

Subcontractor Relations: Cultivates and maintains a robust network of qualified subcontractors and vendors to ensure competitive pricing and strong market coverage.

Risk Management: Identifies potential project risks during the design phase and implements strategic mitigation plans.

The Person

Experience: A minimum of 10 years of progressive experience in commercial construction estimating and preconstruction, with at least 3 years in a leadership or managerial capacity.

Education: A Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a closely related field.

Technical Proficiency: Mastery of industry‑standard estimating and take‑off software (such as Timberline, MC2, On‑Screen Take‑off, or Assemble).

Communication: Exceptional communication and presentation skills, with a proven track record of successfully pitching to clients and navigating owner relationships.

Market Knowledge: Deep understanding of current labor, material, and subcontractor market dynamics in the commercial sector.
