Pay

The hourly base pay for this position is $19.75. In addition to base pay, this role offers bonus opportunities, resulting in an expected total annual compensation of $53,000–$65,000.

The annual compensation range is based on experience, qualifications, and other relevant factors. Final compensation decisions will take into account a variety of considerations, including individual skills, internal equity, and organizational needs.

Job Summary
The Direct Sales and Marketing (DSM) Specialist is responsible for being the first VMF Homes point of contact for potential customers. This position reports to the Direct Sales and Marketing (DSM) Team Leader. The Remarketing department sells and markets repossessed and foreclosed homes owned by VMF through the brand, VMF Homes. DSM Specialists provide excellent customer experience with potential buyers over the phone, assisting them through answering questions about our homes, giving home viewing information, taking offers, and educating them on our home purchase process. They will nurture leads from first contact until offer needs negotiation or customer is interested in purchasing at which point, they accelerate them to a Direct Sales and Marketing (DSM) Sales Professional.

Job Functions
External Communications: Connecting with Prospective Home Buyers

Acts as a liaison between consumers and the company helping potential buyers find homes on vmfhomes.com

Receives calls from other departments and finds best connection for customers

Receives incoming calls and makes outbound calls through our call system (InGenius) to prospective home buyers generated from various marketing efforts

Responds to voicemails

Schedules home viewings with potential buyers

Meets quota expectations and sales goals

Replies to all Live Chats that are initiated through a company website (vmfhomes.com)

Communicates via email and text messaging via Salesforce

Educates customers on home buying process based on payment method

Performs error free data entry on Salesforce (Vantage) our Customer Relationship Management software to track customer progress

Internal Communications

Assists the DSM Professionals in the marketing and communication with potential consumers on Vanderbilt repossessed homes

Connects potential buyers with internal Application Specialists for those who would like to apply for financing or refer them to fill out an application online

Consults with Sales Professionals and Asset Managers to gather information for potential customers and to answer specific questions and timeline of home availability

Maintain Customer Account Documentation and Progress

Responds to offers on homes to assist negotiations. Consults with Asset Managers and/or Sales Professionals for approval on final price

Follows up with prospective buyers on viewing, completed applications, etc. and documents all changes and updates in Vantage

Makes themselves available to potential buyers throughout their entire home buying journey for questions, guidance, and education

Feedback and Training

Participates in monthly one on one meetings with team leader to receive their constructive feedback and encouragement

Adheres to call quality guidelines on monthly graded calls and adjusts due to coaching received

Attends training with updates on new technology/ system updates.

Qualifications

Education: High school diploma or equivalent.

Experience: 0-2 years of experience required.

Familiarity using Microsoft Office and Salesforce Vantage a plus.

Must be available to work one Saturday a month on rotation with the team.

Excellent written and verbal communication skills with the ability to communicate effectively and efficiently via phone, email, live chat, and person to person.

High sense of urgency.

Exhibit great interpersonal skills, effective persuasive skills, and a strong desire to provide exceptional customer service

Ability to manage multiple and/or conflicting responsibilities

Active listener with great attention to detail and organizational skills

Ability to build relationships with various internal and external customers

Creative in communication and customer approach

Physical Demands

Must be able to remain in a stationary position 75% of the time.

Constantly operate a computer and other office productivity machinery, such as a telephone, calculator, copy machine, and computer printer.

Will be communicating 90% of the time over the phone.

Constantly works in a state‑of‑the‑art indoor temperature controlled, sealed window office environment.
