The Director (Maintenance & Operations) provides leadership and oversight for the district's maintenance and operations functions. This position manages the maintenance and operation of all school and administrative facilities and grounds, develops and monitors departmental budgets, and analyzes budget variances. The Director establishes, implements, and interprets policies and procedures related to the installation, maintenance, and repair of HVAC systems, mechanical and electrical systems, automotive equipment, and other facility assets to ensure safe, efficient, and reliable operations.

ESSENTIAL DUTIES

Ensures the Maintenance and Operations units are adequately staffed and trained and have the necessary resources to complete projects in a timely manner

Develops and monitors the Departments budgets and approves purchases

Oversees all projects and ensures they are completed efficiently and in accordance with the policies and procedures of APS

Coordinates with administration to resolve any issues

Represents the Department at internal and external meetings

Required to have prompt, regular attendance in person and be available to work on-site during regular business hours and as needed

Performs other duties as assigned by the appropriate administrator or their representative

KNOWLEDGE, SKILLS, & ABILITIES

Ability to develop clear, data-driven presentations for executive leadership, governing boards, community stakeholders, and external partners, translating complex property, planning, energy, and financial concepts into accessible, decision-ready information.

Excellent written and oral communication skills

Computer proficient with strong proficiency in Microsoft Office

Ability to understand and communicate basic statistical analysis

Detail oriented with excellent planning and organizational skills

Ability to manage time with flexibility and little supervision

Proven ability to coordinate within all levels of district management

Consistently demonstrating the ability to effectively manage projects

Excellent interpersonal skills

Ability to interact and partner with various levels of management, staff, faculty and outside constituents

MINIMUM REQUIREMENTS
Education

Bachelor's degree in Business, Architecture, Engineering or related field required

Certifications/Licenses

Valid driver's license and availability of private transportation and other licenses depending upon Federal, State and local requirements are required

Additional vocational or technical training, certification, or apprenticeship is preferred

Experience

7 years of progressive experience

5 years of supervisory or management role required

Experience in K-12 education or public sector preferred

COMPENSATION
Salary Grade: 137

Salary Range: Salary Schedules - Atlanta Public Schools

Work Year: Annual (252-Day)

PHYSICAL ABILITIES AND WORKING CONDITIONS
Vision: Ability to read small print and view a computer screen for prolonged periods. Requires good near or distant vision. Requires distinguishing colors and/or depth perception to judge distances.

Hearing: Ability to tolerate exposure to noisy conditions

Speech: Ability to be understood in face-to-face communications, to speak with a level of proficiency and volume to be understood over a telephone or computer.

Upper Body Mobility: Ability to use hands to grasp and manipulate small objects; manipulate fingers, twist and bend at wrist and elbow; extend arms to reach outward and upward; use hands and arms to lift objects; turn, raise, and lower head.

Strength: Climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, gripping, feeling, seeing/observing and carrying. Must exert over 100 pounds of force occasionally, over 50 pounds of force frequently, and/or over 20 pounds of force constantly to move objects.

Environmental Requirements: Ability to encounter constant work interruptions; work cooperatively with others; work independently; Regular exposure to weather, including heat, cold, dampness, and/or humidity.

Mental Requirements: Ability to read, write, understand, interpret and apply information at a moderately complex level essential for successful job performance; math skills at a high school proficiency level; judgement and the ability to process information quickly; learn quickly and follow verbal procedures and standards; give verbal instruction; rank tasks in order of importance; copy, compare, compile and coordinate information and records. Understand how to manage stress.

Additional Work Conditions & Physical Abilities: Will require travel to multiple sites. Extended hours may be required depending on each situation. Must understand and have full knowledge of the occupational hazards in using power tools and equipment and of necessary safety precautions. Requires extensive safety training and/or protective devices.
