Job Summary
MSI is seeking a Full‑time, Exempt Community Manager for our Centennial, CO office. This role serves as the primary point of contact for assigned Homeowners Associations, liaising between Board of Directors and homeowners to manage covenant violations, and preparing monthly management and financial reports. The position is Monday thru Friday with occasional evening or after‑hour meetings. An on‑call team handles emergencies and company vehicles are provided for weekly inspection days. The role may be hybrid, but candidates must be based in Colorado to attend HOA meetings.

Compensation
$56,000 - $60,000; direct experience highly considered.

Responsibilities

Supervise the operation and administration of the Homeowner Association in accordance with the management agreement and the Homeowner Association's policies and procedures.

Maintain knowledge of all aspects of assigned associations including:

Legal Documents

Financial Reports

Maintenance Responsibilities

Contracts: Prepare and submit initial annual budgets.

Provide and/or oversee recommendations to the Homeowner Association Board of Directors and committees regarding major capital expenditures as required to maintain the desired community appearance and operation.

Administer and oversee contracts between the association and contractors, ensuring services are performed satisfactorily.

Assign work orders for routine maintenance/repairs and follow up to ensure completion. Solicit bids as needed.

Facilitate meetings of the Homeowner Association's members or Board of Directors, providing information, answering questions, giving advice and obtaining instructions. Prepare minutes to record meetings.

Conduct numerous weekly inspections of each community using the company vehicle to determine:

Condition of Grounds

Covenant Violations

Architectural issues

Status of Work Orders

Maintain accurate, current logs to provide documentation for:

Covenant Violations

Work Orders

Design Review/Architectural Requests

Education Requirements

High School diploma or equivalent required

Associates Degree (A.A.) or commensurate experience preferred

Experience and Strong Skills

Public speaking

Leadership and initiative

Understanding financials/budgets

Working knowledge of computers, including Microsoft Office suite

Valid Driver's License with a clean driving record

Community Managers are expected to put in the necessary time to get the job done

Physical Demands

Ability to type for 4 to 5 hours per day

Ability to lift up to 25 lbs., occasionally

Ability to walk for 60-90 minutes at a time outdoors, which may include walking in adverse weather conditions

Ability to drive and sit in an automobile for 4-6 hours in a day, which may include driving at night or in adverse weather conditions
