The Director or Vice President of Sales leads the division’s sales and marketing strategy to maximize revenue, profit margins, and market share while ensuring an exceptional customer experience. Reporting to the Division President, this senior leader oversees the sales, marketing, escrow, and design functions, partnering closely with Land, Purchasing, Operations, and other cross-functional leaders. The VP drives pricing, absorption, and customer satisfaction goals through strategic planning, operational excellence, and high-performing team leadership.

Strategic Leadership & Planning
Develop and execute division sales and marketing strategies aligned with corporate objectives and market conditions.
Provide strategic insights on product positioning, pricing, incentives, and competitive landscape to maintain and grow market share.
Support broader business initiatives including land acquisition analysis, forecasting, and process improvement.

Team Development & Performance Management
Recruit, hire, mentor, and retain a high-performing sales and marketing team.
Lead training programs, sales meetings, and regular performance reviews to drive accountability and continuous improvement.
Foster a motivating, collaborative, and results-driven culture that reflects company values and standards.
Oversee the full sales process—including purchase agreements, buyer communications, contingencies, escalations, and issue resolution to ensure seamless closings and customer satisfaction.
Ensure accurate and compliant documentation, disclosures, reporting, and performance metrics.
Monitor sales performance, inventory, pricing, absorption rates, and incentive usage; provide regular business updates to senior leadership.

Cross-Functional Collaboration
Partner with Design, Project Management, Purchasing, and Accounting to optimize product offerings, options, and upgrades.
Work closely with internal teams to ensure alignment on community readiness, sales centers, and overall product presentation.

Marketing & Brand Oversight
Lead the division’s marketing strategy, advertising campaigns, digital initiatives, and brand promotion efforts.
Oversee merchandising of model homes and sales centers to ensure a premium customer experience.
Manage marketing and merchandising budgets with a focus on ROI, cost efficiency, and brand consistency.

Operational Excellence & Business Results
Implement systems, processes, and management practices that support operational efficiency and reinforce the company’s vision and standards of excellence.
Identify opportunities to streamline sales operations, enhance customer journey, and improve overall business performance.

Key Qualifications
Bachelor’s degree preferred, ideally in real estate, business, management, or a related field.
8+ years of progressive sales and marketing experience, preferably in the high-end or new homebuilding market.
Minimum 5 years of new home sales experience and 3–5 years of leadership experience within a public or large-scale homebuilder.
Proven success managing and developing high-performing sales teams.
Deep understanding of new home sales operations, pricing strategies, market dynamics, and the full sales cycle.
Strong analytical and financial acumen with the ability to influence business decisions and drive results.
Excellent organizational, strategic planning, and people management skills; able to excel in a fast-paced, deadline-driven environment.
Exceptional verbal and written communication skills, with strong relationship-building ability across teams and with external partners.
Proficient in Microsoft Office Suite and business software systems; highly detail-oriented and able to manage multiple priorities.
Skilled in delegation, expectation-setting, performance monitoring, and delivering consistent, constructive feedback.
Strategic, accountable, and results-focused mindset aligned with achieving division business plan goals.

The base salary for this position is between $165,000 to $210,000 per year depending on skillset. Base Salary is paid bi-weekly, every other Friday.

Physical Requirements
This is primarily a sedentary position. Requires the ability to hear, type and talk. Finger dexterity is required to operate a computer keyboard. The primary work location is a corporate office with low to moderate noise levels. Appropriate business apparel and professional appearance are expected.
