Overview
Supervises leasing team to ensure maximum occupancy of rental units at all times. Oversees completion of all necessary paperwork and ensures proper customer service. Familiar with a variety of procedures and company practices. Relies on extensive experience and judgment to plan and accomplish goals. Leads & directs the work of others with a wide degree of creativity and latitude is expected.
Responsibilities include, but are not limited to:
Provide guidance and leadership for the leasing teamProvide detailed feedback about leasing during leasing calls, communicate effectively to larger group about trends.delegate daily and weekly tasks as needed to leasing teamProvides administrative support by implementing systems, procedures, and policies.assist in closing deals as neededprovide assistance for residents with sublet, lease assignment, or surrender agreementsCoordinates move-ins with property managers and supers.Provide weekly/monthly updatesTrains new hires.Work proactively to stay in front of any possible issues/problemsCommunicate effectively with multiple departments
Minimum Education Requirements:
High School Diploma or equivalentAssociate’s preferred
Minimum Years of Experience Required:
3+ years of comparable work experience
Additional Knowledge, Skills and Abilities:
Proficiency in computer applications including Microsoft OfficeProficiency with Yardi, DocuSign, and On-Site, Funnel Leasing, preferredKnowledge of Rent StabilizationStrong negotiating and customer service skillsAbility to work in a team environment with minimal supervisionAbility to create and manage workflows, and ability to manage and lead teamsReal estate license preferred
Competencies/Essential Job Functions:
This position consists mainly of medium physical work. The position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.
The incumbent is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures (reports, etc.).
This role frequently requires the incumbent to grasp, reach objects, climb, engage in repetitive movements with the wrist, hands, and fingers by typing; feel and touch objects with fingers, palm, and hands.This role frequently requires the incumbent to stand for sustained periods of time; walking and/or moving about on foot to accomplish tasks particularly for long distances; moving from one work site to another or occasionally in narrow aisles, hallways, or passagewaysThe role also requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.The role occasionally requires the incumbent to stoop, kneel, crouch, pull, push, lift up to 20 pounds
Work Environment
This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather.
The incumbent may also be frequently subject to hazards including a variety of physical conditions, as well as occasional atmospheric hazards (i.e. conditions that affect the respiratory system such as fumes, odors, dust, mists, gases, or poor ventilation).
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise, atmospheric conditions.
