LIV Development is seeking a dynamic and strategic Marketing Manager to oversee the full lifecycle of marketing initiatives across its national portfolio. This role will lead the development and execution of cohesive, data-driven marketing strategies that drive leasing performance, enhance brand identity, and elevate the resident experience. The ideal candidate is a collaborative and creative leader with a data-driven mindset, with a proven ability to manage external partners, optimize digital channels, and translate insights into measurable results.
Key Responsibilities
Develop and implement a cohesive marketing and branding strategy for LIV Development’s multifamily communities, aligning with business objectives and enhancing market positioning.
Partner with the Asset Management and Property Operations team to set measurable marketing goals, ensuring alignment with leasing targets and financial performance metrics.
Create and manage property-specific marketing plans, including budgets, creative campaigns, and digital strategies, to optimize lead generation, leasing velocity, and resident retention.
Lead special projects, such as rebranding initiatives or new market entries, as assigned by senior leadership.
Brand & Creative Oversight
Oversee the relationship with LIV Development’s third-party management partner’s marketing team to ensure seamless execution of marketing initiatives and brand consistency across all properties.
Collaborate with LIV Creative Group to develop branded initiatives (e.g., community events, lifestyle content, and resident engagement programs) and ensure their integration into marketing channels.
Direct the creation of marketing materials, sitemaps, and signage for new developments, working closely with architects, designers, and the LIV Creative Group.
Oversee the design and production of signage, collateral, and promotional materials, ensuring alignment with LIV Development’s brand standards.
Coordinate professional photography, videography, and virtual tours to showcase properties and enhance marketing efforts.
Digital Marketing & Online Presence
Enhance the digital presence of LIV Development communities by overseeing website development, search engine optimization (SEO), and online listing accuracy in collaboration with external partners.
Lead social media strategy, guiding community channels, including content creation, audience engagement, and performance tracking.
Monitor and manage online reputation for all properties, implementing strategies to boost positive reviews and address feedback in partnership with on-site management teams.
Data & Performance Analytics
Leverage analytics to monitor and optimize marketing performance, using key metrics such as cost per lead, lead-to-lease conversion rates, and return on marketing investment.
Conduct competitive market analysis to identify trends, opportunities, and gaps, informing marketing strategies and positioning LIV Development as a market leader.
Resident Experience & Engagement
Drive resident experience initiatives by collaborating with on-site teams to design impactful community events and engagement programs.
Manage third-party vendors, including advertising agencies, graphic designers, and digital marketing platforms, to ensure high-quality deliverables within budget.
Innovation & Industry Engagement
Stay abreast of emerging marketing technologies, tools, and trends, integrating relevant innovations to enhance LIV Development’s marketing efforts.
Represent LIV Development at industry events, networking opportunities, and trade shows to build brand awareness and foster strategic partnerships.
Skills and Qualifications
Bachelor’s degree in a relevant field; advanced degree in marketing, business, or related field is a plus.
5+ years of marketing experience, with a focus on multifamily real estate, new development, or lease-up projects preferred.
3+ years of digital marketing experience, including SEO, social media, and paid advertising.
Exceptional written and verbal communication skills, with the ability to craft compelling narratives and present ideas effectively.
Strong analytical mindset, with proficiency in interpreting data and leveraging insights to drive decisions.
Creative and strategic thinker, capable of developing innovative campaigns that resonate with target audiences.
Goal-oriented with a track record of delivering measurable results in a fast-paced environment.
Highly adaptable, with the ability to manage multiple priorities and pivot as needed.
Meticulous attention to detail and commitment to maintaining brand consistency.
Graphic design experience or familiarity with design tools (e.g., Adobe Creative Suite) is a plus but is not required.
Proficient in Microsoft Office Suite, particularly PowerPoint, and marketing analytics platforms (e.g., Google Analytics, HubSpot).
Willingness to travel as needed for site visits, vendor meetings, and industry events.
