Looking for an experienced Property Manager to oversee and enhance the community in the Dallas area! Bilingual in Spanish preferred. Knowledge of Resman software is also preferred.
Job Overview:
- Responsible for the overall management and success of the property and its employees.
Responsibilities and Duties:
- Responsible for hiring, training, developing, rewarding, and terminating staff.
- Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and securing premises.
- Set rental rates by surveying local rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Attract tenants through advertising, referrals, explaining community advantages, and showing units.
- Negotiate leases and collect security deposits from tenants.
- Achieve financial goals by collecting rent, paying bills, forecasting requirements, preparing budgets, scheduling expenditures, analyzing variances, and taking corrective actions.
- Maintain property by resolving tenant complaints, enforcing occupancy rules, inspecting units, completing repairs, planning renovations, and contracting landscaping and snow removal services.
- Maintain building systems through contracting maintenance services and supervising repairs.
- Secure property by contracting security services, installing security devices, establishing policies, and responding to emergencies.
- Enforce occupancy policies by addressing violations.
- Prepare reports by analyzing data and trends.
- Support organizational goals by taking ownership of tasks and exploring opportunities to add value.
Qualifications / Skills / Job Requirements:
- Motivation for sales and good negotiation skills.
- Familiarity with local, state, and federal laws, including eviction processes.
- High organization and attention to detail.
- Presentation skills and professionalism.
- Effective communication and listening skills.
- Must have a smartphone (Android or iOS) with data plan, capable of calls, texts, and installing required apps.
- Bilingual in English and Spanish.
- Valid driver’s license.
Education, Experience, and Licensing Requirements:
- High school diploma, GED, or equivalent.
- Bachelor’s degree or equivalent experience preferred.
- 3-5 years in property management/multifamily industry.
- 3-5 years of management experience is required.
- Resman software knowledge is essential.
- Proficiency in Microsoft Outlook, Excel, Word, Teams, and Dropbox.
- Certifications: CAM or ARM preferred; COS, TCS, Fair Housing, and TDHCA training are a plus.
