Job Overview:

• Responsible for the overall management and success of the property and its employees.

Responsibilities and Duties:

• Responsible for hiring, training, developing, rewarding, and terminating staff.
• Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and securing premises.
• Set rental rates by surveying local rates and calculating overhead costs, depreciation, taxes, and profit goals.
• Attract tenants through advertising, referrals, explaining community advantages, and showing units.
• Negotiate leases and collect security deposits from tenants.
• Achieve financial goals by collecting rent, paying bills, forecasting requirements, preparing budgets, scheduling expenditures, analyzing variances, and taking corrective actions.
• Maintain property by resolving tenant complaints, enforcing occupancy rules, inspecting units, completing repairs, planning renovations, and contracting landscaping and snow removal services.
• Maintain building systems through contracting maintenance services and supervising repairs.
• Secure property by contracting security services, installing security devices, establishing policies, and responding to emergencies.
• Enforce occupancy policies by addressing violations.
• Prepare reports by analyzing data and trends.
• Support organizational goals by taking ownership of tasks and exploring opportunities to add value.

Qualifications / Skills / Job Requirements:

• Motivation for sales and good negotiation skills.
• Familiarity with local, state, and federal laws, including eviction processes.
• High organization and attention to detail.
• Presentation skills and professionalism.
• Effective communication and listening skills.
• Must have a smartphone (Android or iOS) with data plan, capable of calls, texts, and installing required apps.
• Bilingual in English and Spanish.
• Valid driver’s license.

Education, Experience, and Licensing Requirements:

• High school diploma, GED, or equivalent.
• Bachelor’s degree or equivalent experience preferred.
• 3-5 years in property management/multifamily industry.
• 3-5 years of management experience is required.
• Resman software knowledge is essential.
• Proficiency in Microsoft Outlook, Excel, Word, Teams, and Dropbox.
• Certifications: CAM or ARM preferred; COS, TCS, Fair Housing, and TDHCA training are a plus.
