Assistant Community Manager
Assistant Community Manager
This position is responsible for assisting the Community Manager in the overall operations of the property, development, oversight of the team, and maintaining community compliance with all policies, procedures, and internal quality control standards.
Essential Duties
- Minimum 3 years experience in Property Management
- Focus on LIHTC and HUD Section 8 properties
- Knowledge of LIHTC and Section 8 regulations and compliance requirements
- Certifying Section 8 and Tax Credit candidates
- Working knowledge of recertification processes for tax credits and PB Section 8
- Maintain property waiting list
- Oversee accounts receivable, rent collection, security deposit, and invoice processing
- Deliver legal notices
- Build positive relationships with tenants
- Coordinate data collection and processing of resident information
- Schedule recertification interviews and apartment inspections
- Ensure proper calculation of income, assets, and rent levels
- Resolve complaints, disturbances, and violations
- Maintain resident files per policy and regulations
- Assist with leasing, rent collection, resident services, and maintenance tasks
- Prepare and execute legally compliant lease agreements
- Oversee financial procedures including income verification and payment processing
- Create systems for accurate record keeping and efficient transactions
Job Requirements
- At least two years of property management experience
- Knowledge of HUD rules and regulations
- COS or TCS certification or equivalent
- Experience with rent collection, posting to G/L, deposits, SODAs
- Outstanding customer service skills
- Excellent verbal and written communication skills
- Accounts receivable and collections experience
- Attention to detail and ability to work independently
- Proficient in Word, Excel, Outlook, One-Site, Internet
Education
High school diploma or GED; ability to read, write, and perform intermediate math; familiarity with resident management software.
Professional Experience
Minimum three years in residential property management as a Community Manager.
Attendance/Travel Requirements
Ability to work any day of the week, including overtime and on-call duties. Travel may be required for meetings or events.
Computer Skills
- Basic computer skills
- Proficiency with Outlook and OneSite/Yardi
- Intermediate Microsoft Office skills
Physical Demands
Ability to access all property areas, lift up to 50 lbs independently and 100 lbs with assistance.
