Assistant Community Manager - LIHTC
This is a skilled administrative position for managing residential real estate. The role involves assisting in managing the operations of an assigned tax credit community and performing related duties. The Tax Credit Assistant Property Manager is responsible for managing units, ensuring compliance with HUD regulations, Housing Authority policies, and Low-Income Housing Tax Credit (LIHTC) requirements. Work is performed independently under the supervision of the Community Manager, with direct oversight of assigned staff.
Essential Duties and Responsibilities:
- At least 3 years of supervisory experience managing LIHTC communities.
- Assist in managing compliance, certification, and recertification programs for the LIHTC community.
- Help manage, train, and supervise staff on compliance, certification, and recertification processes.
- Perform supervisory, administrative, and management functions related to property operations.
- Assist in supervising staff when the community manager is unavailable.
- Advise new residents on lease requirements and responsibilities.
- Conduct background checks and recommend acceptance or rejection of applicants.
- Interview prospective residents, show available units, and explain dwelling operations.
- Lease vacant units to approved applicants.
- Conduct initial and re-examinations, recertifications for tenants’ income and family composition.
- Manage and maintain a waiting list of prospective residents.
- Maintain lease and accounting records, including accounts receivable, delinquencies, and eviction notices. Collect rents and other monies, post collections, prepare bank deposits, and financial reports.
- Monitor vacancies and delinquency reports daily, weekly, and monthly.
- Coordinate follow-up and work orders for maintenance services.
- Monitor contractors providing services on the property.
Requirements:
- At least 2 years managing LIHTC communities or 4 years as an Assistant Community Manager.
- Two years of supervisory experience working with staff and management.
- Knowledge of local, state, and federal Fair Housing laws.
- Excellent customer service skills and ability to handle challenging situations calmly.
- Maintain property in clean and appealing condition.
- Effective communication skills, both verbal and written, with tenants, owners, and vendors.
- Proficiency in MS Office and Yardi-Voyager software.
- Financial and accounting skills, including reading budgets and conducting financial analysis.
- Experience with Onesite/Yardi preferred.
- Certifications such as AHM, COS, SCHM or equivalent are a plus.
