Summary

As “Manager in Training,” you will implement the responsibilities of Community Manager in their absence, perform administrative functions in support of the apartment community, and assist the Community Manager in meeting company goals. The Assistant Property Manager works with upper management on property and company objectives, the annual budget, developing the property team, and taking a hands-on approach to duties to achieve objectives and facilitate team performance.

Essential Duties And Responsibilities

  • Act as the Community Manager when the Community Manager is not present.
  • Ensure 100% compliance in tax-credit or set-aside apartment units.
  • Verify, allocate, and post details of business transactions.
  • Audit records for lease expirations, renewals, delinquencies, and other time-sensitive issues.
  • Collect delinquent rents and monitor rental collection processes.
  • Assist Leasing Consultants in marketing vacant apartments.
  • Assist in providing resident services and planning Resident Activities.
  • Audit lease files for accuracy and compliance.
  • Ensure proper filing of resident files.
  • Assist in accounts payable and invoice tracking.
  • Train staff on property’s computer and software systems.
  • Assist Maintenance Staff with repairs and inspections.
  • Respond to after-hour emergency calls as required.
  • Assist with eviction processes in compliance with court orders.
  • Create a positive environment for staff and residents.

Certificates, Licenses, Registrations

  • Encouraged to earn ARM or CAM designation.
  • Complete and pass Fair Housing Test.
  • Compliance Training Certificate (for Tax Credit or Set-Aside Communities).
  • Valid state driver’s license.

Other Qualifications

  • Attend training courses as offered.
  • Working knowledge of Microsoft Word, Excel, Rent Roll, AMSI, and Yardi Systems.
  • High degree of professionalism.
  • Team player, flexible, organized, detail-oriented.
  • Firm, fair, and consistent; able to lead and manage others.
