Community Manager - Role
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: Regular/daily onsite attendance is required; use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff; ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office and maintenance staff schedules and assignments; deal effectively with performance problems; document adequately and communicate with direct supervisor and HR; terminate appropriately when necessary; promote harmony and quality job performance of staff through support and effective leadership; ensure staff compliance with company policies and procedures.
- Financial Management: Achieve the highest possible net operating income through cost control and revenue and leasing improvements; identify trends and recommend strategies and adjustments; develop yearly operating budgets/forecasts; monitor the timely receipt and reconciliation of deposits, rent collections, and charges; monitor the timely receipt, reconciliation, and coding of all vendor invoices; ensure property closeout is completed on time and ownership financial reports are accurate.
- Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies and systems; ensure staff leasing techniques are effective in obtaining lease closures, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date; deal with resident complaints, concerns, and requests to ensure resident satisfaction; develop and implement resident retention programs; effectively show, lease, and move in prospective residents.
- Administrative & Maintenance Management: Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis; head emergency team for the property and ensure proper response and handling of all property emergencies with staff and residents in accordance with company guidelines to minimize liability; manage customer service and monitor service request turnaround; maintain property appearance and ensure repairs are completed timely; plan for and utilize property resources, equipment, and supplies economically; supervise maintenance and rehabilitation activities to ensure quality and expediency.
- Other: Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency; conduct regular property inspections and make-ready work orders.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- While performing the duties of this job, the employee is regularly required to communicate with others to exchange information, perform repetitive motions, and may be required to work overtime, weekends, and night hours (emergencies).
- The employee is frequently required to remain in a stationary position, often standing or sitting for prolonged periods, and may need to move about to accomplish tasks or move between worksites.
- The employee is occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and other heights; must be able to lift and move objects up to 25 lbs; may work in various environments including extreme temperatures and outdoor conditions.
License/equipment
- Must have reliable transportation due to the emergency on-call requirement.
Salary Range: $60,000 per year to $65,000 per year
