Community Manager – Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management.
- Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.
- Lead on-site activities to ensure high-quality service and performance.
- Promote harmony and high performance by providing effective leadership and coaching.
- Monitor staff through training and development; enforce company policies and procedures.
- Develop and implement annual operating budgets, marketing plans, and leasing strategies.
- Monitor deposits, rent collections, vendor invoices, and financial reporting to ensure accuracy and timeliness.
- Address resident complaints and requests to ensure resident satisfaction; implement retention programs.
- Conduct regular property inspections and ensure timely make-readies and repairs.
- Supervise emergency preparedness and on-call coverage; manage property emergencies in line with company guidelines to minimize liability.
- Ensure timely submission of administrative and leasing reports.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or an equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions; basic computer skills.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; be able to work overtime, weekends, and night hours (emergencies).
- Prolonged standing or sitting; move between worksites as needed.
- Ability to ascend/descend ladders, stairs, and navigate various environments; lift and move up to 25 lbs; work in extreme temperatures and outdoor conditions.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.
Salary Range: $80,000 – $86,000 per year.
