Position


Community Manager — The Community Manager is responsible for overseeing the operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.



Responsibilities



  • Personnel Management: Regular/daily onsite attendance is required; use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff; ensure staff training, coaching, and guidance in compliance with Asset training benchmarks; complete weekly/daily staff schedules and assignments; address performance problems with documentation, and escalate to supervisor/HR as needed; promote harmony and quality job performance; ensure policy compliance.

  • Financial Management: Achieve NOI through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges with timely processing; monitor vendor invoices; ensure timely property closeout and accurate financial reports.

  • Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies and systems; ensure effective leasing techniques, accurate documentation, and up-to-date reporting; handle resident complaints and requests to maintain satisfaction; develop and implement resident retention programs; show, lease, and move-in prospective residents.

  • Administrative & Maintenance Management: Ensure administrative and leasing reporting is accurate and timely; lead emergency team and manage property emergencies within guidelines to minimize liability; manage customer service and maintenance staff responsiveness; maintain property appearance and coordinate timely repairs; plan resource utilization; supervise maintenance/construction activities to ensure quality and expediency.



Education/Experience



  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry, or one to two years related experience and/or training; or equivalent combination of education and experience.

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

  • Ability to understand and perform all on-site software functions; basic computer skills required.

  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.



Physical Requirements



  • Regularly communicate with others to exchange information; may require repetitive motions; ability to work overtime, weekends, and night hours (emergencies).

  • Be stationary for extended periods; may need to stand or sit, and move between worksites.

  • Occasionally ascend/descend ladders and stairs; operate in various environments; lift and move items up to 25 lbs; operate vehicles; work in extreme temperatures and outdoor conditions; work in small enclosed spaces as needed.



License



  • Must have reliable transportation due to emergency on-call requirement.
