The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include managing rent collections, personnel, leasing, maintenance, financial, administrative, and risk management tasks. The role involves supervising staff, ensuring compliance with policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income accurately and timely.
- Process and reconcile daily account receivables.
- Follow up on bad debts, prepare late notices, contact residents/guarantors, and file evictions.
- Help meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts, including utility bill-backs.
- Perform end-of-month closing procedures and reporting.
- Maintain organized records and audit resident files.
- Post move-out charges, statements, and security deposit refunds.
Personnel Management
- Require regular onsite attendance.
- Screen, hire, train, coach, and develop staff following company directives.
- Ensure staff effectiveness through ongoing training and coaching.
- Promote harmony and high performance among staff.
- Ensure staff compliance with policies.
- Implement leasing strategies, marketing plans, and resident retention programs.
- Show, lease, and move in prospective residents.
Administrative Management
- Maintain excellent customer service and monitor maintenance responsiveness.
- Ensure property appearance and timely repairs through regular inspections.
- Assist in supervising all operational functions.
- Manage resources, equipment, and supplies efficiently.
Education/Experience
- High School Diploma or equivalent; Bachelor’s preferred or two years in housing industry; or related experience.
- Basic computer skills and understanding of onsite software.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Remain stationary, stand or sit for prolonged periods, and communicate effectively.
- Move about the property, ascend/descend ladders, and work in various environments and conditions.
Asset Living offers a comprehensive rewards package including benefits, 401K with employer matching, bonuses, paid sick days, and holidays. Salary range: $30-$33/hour. This description is a general guide and may be modified as needed.
