Assistant Community Manager

Responsibilities

  • Oversee day‑to‑day operations and financial activities for a housing community under the supervision of the Community Manager.
  • Manage rent delinquency and collections, including preparing late notices, contacting residents and guarantors, and filing evictions when necessary.
  • Ensure accurate recording of all payments, income, and resident charges; reconcile accounts receivable daily.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post all charges, bill back utilities, and complete month‑end closing procedures and reporting.
  • Maintain organized records and audit resident files for accuracy.
  • Handle move‑out charges, statements, and security deposit refunds.
  • Screen, hire, train, coach, and develop onsite staff; provide ongoing training and performance guidance.
  • Ensure compliance with company policies and fair‑housing and OSHA requirements.
  • Contribute to leasing strategy, marketing, resident retention programs, and tenant satisfaction.
  • Monitor maintenance service requests and supervise maintenance staff to keep the property appearance and repairs on schedule.
  • Plan and utilize property resources, equipment, and supplies efficiently.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred.
  • Two years’ experience in the housing industry or related field.
  • Basic computer skills and familiarity with onsite property management software.
  • Knowledge of Fair Housing laws and OSHA requirements.

Physical Requirements

  • Stationary duties such as standing or sitting for long periods, repetitive hand and wrist motions.
  • Frequent walking, ladder and stairs use, and occasional use of equipment or transporting up to 25 lbs.
  • Ability to work overtime, weekends, nights, and in various weather conditions.

Compensation

Salary Range: $20–$25 per hour. The role includes comprehensive benefits such as medical, dental, vision, life and disability insurance, a 401(k) match, paid sick days, and company holidays.

At Asset Living, compensation decisions consider skill set, background, training, and certifications. Additional bonuses are possible for eligible performance.
