Assistant Community Manager
The Assistant Community Manager works under the supervision of the Community Manager to oversee daily operations and financial functions of the housing community. You will assist with delinquency management and rent collection to optimize cash flow, and you will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. You will supervise property operations and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Financial Management
- Post all payments and income from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt; prepare late notices, contact residents and guarantors, and file evictions as needed.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill-backs of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through supportive leadership.
- Ensure staff compliance with Company policies and procedures.
- Implement strategic leasing management and ensure lease procedures, follow-up, and reporting are accurate and up to date.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., functions, promotions, newsletters).
- Show, lease, and move-in prospective residents effectively.
- Administrative Management
- Maintain excellent customer service and monitor maintenance service request turnaround.
- Maintain property appearance and ensure timely repairs through regular inspections.
- Assist with supervision of all business operations related to property management.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors).
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or two years in housing, or one to two years related experience; or an equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly remain in a stationary position; may stand or sit for prolonged periods; communicate with others; and perform repetitive motions.
- Frequent movement around the property; occasional climbing of ladders/stairs, and ability to move objects up to 25 lbs.
- Ability to work overtime, weekends, and nights as needed for emergencies; outdoor work in various weather conditions; exposure to chemicals.
Salary Range: $22 per hour to $25 per hour.
