Position Summary
The Assistant Community Manager reports to the Community Manager and oversees the day‑to‑day operations and financial functions of a housing community. The role includes delinquency management, rent collection, financial reporting, personnel supervision, leasing, maintenance, and compliance with company policies, safety, and fair‑housing guidelines.
Essential Duties & Responsibilities
- Post all payments and income from residents and non‑residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts, including bill‑back of utilities where applicable.
- Conduct end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post move‑out charges, statements, and security deposit refunds.
- Ensure regular onsite attendance.
- Screen, hire, train, coach, and develop onsite staff in accordance with company directives.
- Provide ongoing training and guidance to staff; promote harmony and quality performance.
- Ensure staff compliance with company policies and procedures.
- Apply effective leasing techniques, follow‑up procedures, and accurate documentation.
- Implement marketing strategies outlined in the annual marketing plan.
- Resolve resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Monitor maintenance request turnaround and service responsiveness.
- Maintain property appearance and complete repairs promptly.
- Assist in supervising all business functions related to operations.
- Plan for and use property resources, equipment, and supplies economically.
- Obtain bids/pricing from vendors and contractors; address inadequate service.
Education & Experience
- High school diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry.
- Or one to two years related experience and/or training, or an equivalent combination of education and experience.
- Basic computer skills and ability to use onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Must stand or sit for prolonged periods, use hands and wrists, and perform repetitive motions.
- Frequent mobility required; occasional ladder or scaffolding use, lifting up to 25 lbs, and operating machinery or golf carts.
- May work overtime, weekends, nights, or in hazardous or confined spaces.
Compensation & Benefits
Salary Range: $21 per hour to $22 per hour.
Benefits include medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
