Position

ASSISTANT COMMUNITY MANAGER

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the day-to-day operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property’s cash flow and financial position. In the absence of the Community Manager, you will manage all phases of the operations including personnel, leasing, maintenance, financial administration and risk management. You will supervise the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Financial Management: post all payments and income from applicants, current residents, and non-current residents; process and reconcile daily accounts receivable; monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions; assist the property in meeting budgeted revenues, expenses, and Net Operating Income; post charges to resident and non-current accounts including utility bill-backs where applicable; perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files; walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management: maintain regular on-site attendance; screen, hire, train, coach, and develop onsite staff; ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks; promote harmony and quality job performance; ensure staff compliance with company policies and procedures; manage leasing activities and staff to achieve leasing targets; implement marketing strategies from the annual plan; address resident complaints and requests; develop resident retention programs and execute successful showings, leases, and move-ins.
  • Administrative Management: maintain excellent customer service and monitor maintenance service request turnaround; supervise business operations; plan and utilize property resources, equipment, and supplies; obtain bids, manage vendor relations, and ensure timely repairs;

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in housing or related field; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Occasional lifting up to 25 lbs; regular standing or sitting for extended periods; ability to work in various environments and weather conditions; ability to work overtime, weekends, and night hours as needed for emergencies.

Salary Range: $18 per hour to $21 per hour
