Overview

The Assistant Community Manager is responsible for assisting the Community Manager with daily operations and financial functions of the housing community. This role supports delinquency and rent collection to optimize cash flow and financial position, and, in the Community Manager's absence, oversees all phases of operations, personnel, leasing, maintenance, administration, and risk management. The onsite leader ensures compliance with company policies, safety and fair housing guidelines, and liability considerations.

Responsibilities

  • Financial Management
  • Post payments and income from applicants, current residents, and others accurately and timely.
  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, contact with residents/guarantors, and evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Handle end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through leadership.
  • Ensure staff compliance with company policies and procedures.
  • Leasing management: implement marketing plans, oversee leasing activities, and ensure documentation and reporting are current.
  • Address resident complaints and requests to ensure satisfaction; develop retention programs and communications.
  • Show, lease, and move in prospective residents.
  • Administrative Management
  • Manage customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repair reporting and inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, and address service gaps).

Qualifications

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or 1–2 years related experience and/or training.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stationary; may require standing or sitting for extended periods and occasional lifting up to 25 lbs.
  • Move about the property as needed; work in various environments, including outdoor conditions and confined spaces.

Salary

Salary Range: $20 per hour to $23 per hour
