Assistant Community Manager
The Assistant Community Manager reports to the Community Manager and oversees the daily operations and financial functions of a housing community. The role includes managing collections, budgeting, leasing, maintenance, staff supervision, and ensuring compliance with company policies, safety standards, and fair‑housing regulations.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from applicants, residents, and non‑current residents accurately and timely.
 - Process and reconcile daily accounts receivable; reconcile all invoices and expense reports.
 - Follow up on bad debt, prepare late notices, contact residents and guarantors, and file eviction proceedings as necessary.
 - Help the property achieve budgeted revenues, expenses, and Net Operating Income.
 - Post all resident and non‑resident charges, including utility billbacks where applicable.
 - Execute month‑end closing procedures and reporting.
 - Maintain accurate, organized records; audit resident files for correctness.
 - Walk units for move‑out charges, statements, and security deposit refunds.
 
Personnel Management
- Attend onsite daily.
 - Screen, hire, train, coach, and develop onsite staff using company directives.
 - Provide ongoing training, coaching, counseling, and guidance to maintain staff effectiveness.
 - Promote harmony and quality job performance through supportive leadership.
 - Ensure staff compliance with company policies and procedures.
 - Implement effective leasing techniques; obtain lease closures, manage sign‑up, maintain documentation, and keep reporting systems up to date.
 - Execute marketing strategies outlined in the annual marketing plan.
 - Handle resident complaints and requests to ensure satisfaction.
 - Develop and run resident retention programs, such as resident functions, special promotions, and newsletters.
 - Show, lease, and move in prospective residents.
 
Administrative Management
- Manage customer service and monitor maintenance service response times.
 - Ensure the property appearance and complete repairs promptly via regular inspections.
 - Assist with supervision of all business functions related to operations.
 - Plan and utilize property resources, equipment, and supplies efficiently, obtaining bids and pricing from vendors and contractors.
 
Education / Experience
- High School Diploma or equivalent; bachelor’s degree preferred or two years of housing industry experience, or equivalent combination of education and experience.
 - Ability to use onsite software functions; basic computer skills required.
 - Basic knowledge of Fair Housing Laws and OSHA requirements.
 
Physical Requirements
- Regularly remain in a stationary position, often standing or sitting for prolonged periods, and perform repetitive motions of wrists, hands, or fingers.
 - Frequently move between work sites to accomplish tasks.
 - Occasionally use ladders, stairs, scaffolding, and other equipment; lift and move objects up to 25 lbs., including operating machinery, power tools, and vehicles.
 - Work overtime, weekends, night hours (emergencies), in confined or outdoor environments, and in extreme temperatures or hazardous chemicals when required.
 
Compensation and Benefits
At Asset Living, compensation is determined by skill set, experience, and training. The base will range from $16 to $18 per hour. Full‑time employees receive a comprehensive benefits package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; performance bonuses and commissions when applicable; paid sick days and company holidays.
