Assistant Community Manager

The Assistant Community Manager reports to the Community Manager and oversees day‑to‑day operations and financial functions of the community. Key responsibilities include rent delinquency management, financial reporting, personnel supervision, leasing, maintenance coordination, and compliance with company policies and housing regulations.

Financial Management

  • Post all payments and income from residents and non‑current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and eviction filings.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident accounts, including utilities bill back when applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Daily onsite attendance required.
  • Screen, hire, train, coach, and develop onsite staff using company directives.
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
  • Promote staff harmony and quality performance through support and leadership.
  • Ensure staff compliance with company policies and procedures.
  • Manage leasing activities: effective leasing techniques, follow‑up procedures, lease signing/documentation, and accurate reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Handle resident complaints, concerns, and requests to maintain satisfaction.
  • Develop and implement resident retention programs (functions, promotions, newsletter).
  • Show, lease, and move in prospective residents.

Administrative Management

  • Maintain excellent customer service and monitor maintenance service request turnaround.
  • Ensure property appearance and timely completion of repairs through regular inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (vendor bids/pricing, service issues).

Education/Experience

  • High School Diploma or equivalent; bachelor’s degree preferred, or two years in housing industry, or one to two years related experience or training.
  • Basic computer skills and understanding of onsite software functions required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly remain stationary, standing or sitting for prolonged periods; perform repeated wrist, hand, and finger motions.
  • Move around to accomplish tasks and move between work sites.
  • Occasional ladder, stair, scaffolding, ramp, step stool, overhead reach, 25 lb. lift, and other equipment use.

Salary Range

$16 per hour to $20 per hour

Compensation & Benefits
