Assistant Community Manager
Asset Living, founded in 1986, is a third‑party real estate management firm that partners with owners to create thriving communities across the United States. Our portfolio spans multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing divisions.
Essentials Duties & Responsibilities
- Oversee daily operations and financial functions of the community in the absence of the Community Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management.
- Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.
Financial Management
- Post payments and income accurately and promptly for all residents.
- Reconcile daily account receivables and follow up on bad debt.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident accounts, including bill back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and record move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff in accordance with company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff performance.
- Promote harmonious team performance through effective leadership and support.
- Ensure staff compliance with company policies and procedures.
- Leverage leasing techniques to close leases, follow up, and document transactions accurately.
- Implement marketing strategies and systems aligned with the annual marketing plan.
- Address resident complaints, concerns, and requests to maintain satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance service request turnaround.
- Maintain property appearance and ensure repairs are completed on time through regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies efficiently.
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods, repeat motions with wrists, hands, and fingers.
- Move between work sites and across the property.
- Occasional ladder, stair, scaffold, ramp, or step stool use; move into various environmental positions; lift and place objects up to 25 lbs; work overtime, weekends, night hours, and emergencies.
Salary Range
$21.00 per hour to $26.00 per hour
