Assistant Community Manager
The Assistant Community Manager oversees, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in rent delinquency and collections to optimize cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an onsite leader, you will supervise property operations and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; bill back utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through support and leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic leasing management and effective leasing techniques, follow-up procedures, lease signing/documentation, and reporting accuracy.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., functions, promotions, newsletter).
- Show, lease, and move-in prospective residents.
Administrative Management
- Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (obtain bids, manage vendors, etc.).
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years in housing, or one to two years related experience; or an equivalent combination.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary, communicate, and handle tasks requiring manual dexterity; may involve standing or sitting for extended periods.
- Occasionally move about to other work sites; may ascend/descend ladders or stairs; work in various environments and weather conditions; may lift up to 25 lbs.

Full-time employees also receive paid sick days and holidays.
Salary Range: $25 per hour to $26 per hour
