Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. As onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Financial Management
  • Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
  • Processing and reconciling daily accounts receivable.
  • Monitoring and following up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting charges to resident accounts and bill backs of utilities where applicable.
  • Ending-of-month closing procedures and reporting.
  • Maintaining accurate records and auditing resident files for accuracy.
  • Walking units and posting move-out charges, statements, and security deposit refunds.
  • Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic leasing management and effective leasing techniques to achieve closures, follow-up, lease documentation, and reporting accuracy.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters).
  • Show, lease, and move-in prospective residents effectively.
  • Administrative Management
  • Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs noted and completed (regular property inspections tours).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (bids/pricing from vendors, contractors, etc.).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Understanding of onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly sit or stand for prolonged periods; communicate with others; perform repetitive motions; and handle tasks with accuracy and thoroughness.
  • Movement required to access different worksites; may ascend/descend ladders, stairs, and equipment; lift and move up to 25 lbs; operate vehicles when needed; work overtime, weekends, and nights for emergencies; work in various environments.

Salary Range: $23 per hour to $27 per hour. This job description is not all-inclusive and may be modified at any time. Employment offers include a comprehensive total rewards package with benefits, 401K with employer matching, and performance bonuses where applicable.
