ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management: posting all payments and income from applicants, current residents, and non-current residents accurately and timely.
- Processing and reconciling daily accounts receivable.
- Monitoring and following up on bad debt, including late notices, resident and guarantor contacts, and evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts; including utility bill-backs where applicable.
- End-of-month closing procedures and reporting.
- Maintaining accurate records and auditing resident files for accuracy.
- Walking units, posting move-out charges, statements, and security deposit refunds.
- Personnel Management: regular onsite attendance; screening, hiring, training, coaching, and developing onsite staff; ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; promoting harmony and quality job performance; ensuring staff compliance with company policies and procedures.
- Strategic Leasing Management: effective leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting systems.
- Marketing and Resident Care: implement marketing strategies from the annual plan; address resident complaints, concerns, and requests to ensure satisfaction; develop and implement resident retention programs.
- Operations Leadership: show, lease, and move in prospective residents; supervise and ensure maintenance service quality and timely repairs; plan and utilize property resources efficiently.
- Administrative Management: manage customer service quality and maintenance response times; supervise business operations related to property management; conduct regular property inspections and tours.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about the property; may work in various environments and weather conditions; may lift and move objects up to 25 lbs; weekends or overtime may be required for emergencies.
Salary Range: $18 per hour to $22 per hour
