Position Summary

The Assistant Community Manager reports to the Community Manager and oversees day‑to‑day operations and financial functions of the housing community. The role is responsible for rent collection, financial management, personnel, leasing, maintenance, and compliance with company policies, safety, fair housing, and liability guidelines.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income from residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Follow up on bad debt, prepare late notices, and initiate evictions as needed.
  • Help the property meet budgeted revenues, expenses, and NOI.
  • Post resident charges, including utility bill backs where applicable.
  • Conduct end‑of‑month closing procedures and reporting.
  • Maintain accurate records; audit resident files for accuracy.
  • Walk units and post move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Maintain regular onsite attendance.
  • Screen, hire, train, coach, and develop onsite staff in line with company directives.
  • Provide ongoing training, coaching, counseling, and guidance to ensure performance.
  • Promote staff harmony and quality job performance through effective leadership.
  • Enforce compliance with company policies and procedures.
  • Manage leasing operations, including closings, follow‑ups, lease documentation, and reporting.
  • Implement marketing strategies outlined in the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.

Administrative Management

  • Deliver excellent customer service and monitor maintenance service request turnaround.
  • Ensure property appearance and timely repairs through regular inspections.
  • Assist in supervising all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies cost‑effectively.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry, or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Basic knowledge of onsite software functions; basic computer skills required.
  • Familiarity with Fair Housing laws and OSHA requirements.

Physical Requirements

  • Regular standing or sitting for prolonged periods and ability to communicate with others.
  • Ability to move around the worksite, including ladders, stairs, and confined spaces.
  • Ability to lift and carry up to 25 lbs, operate machinery, and work in overtime, weekends, nights, and emergency situations.

Salary Range

$20 per hour to $24 per hour

Compensation & Benefits

Full‑time employees receive paid sick days, holidays, 401(k) with employer matching, and may be eligible for commission and performance bonuses. Additional benefits include medical, dental, vision, life, accidental, and disability insurance.
