Responsibilities

  • Under the supervision of the Community Manager, oversee the everyday operations and financial functions of the housing community.
  • Assist with delinquency and rent collection to optimize cash flow and financial position.
  • Manage all phases of the operations in the absence of the Community Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
  • supervise all aspects of the property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post payments and income from applicants, residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices and eviction filings.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
  • Perform end-of-month closing procedures and reporting; maintain organized records and audit resident files.
  • Walk units, post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
  • Foster harmony and quality job performance, ensuring staff compliance with company policies and procedures.
  • Support strategic leasing management and ensure leasing activities, follow-up, documentation, and reporting are accurate and up to date.
  • Implement marketing strategies from the annual marketing plan; address resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters).
  • Show, lease, and move in prospective residents effectively.
  • Provide leadership to maintain a positive, productive onsite team environment.

Administrative Management

  • Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Ensure property appearance and timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, working with vendors and contractors).

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or an equivalent combination of education and experience.
  • Ability to understand onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Position involves remaining stationary for periods, communicating with others, and occasional lifting (up to 25 lbs) and movement across sites; may involve ladders, stairs, and outdoor work in varied conditions.

Salary Range: $19 per hour to $22 per hour
