Responsibilities

The Assistant Community Manager, under the supervision of the Community Manager, oversees the daily operations and financial functions of the housing community. Key focus areas include delinquency and rent collection to optimize cash flow, and management of operations in the absence of the Community Manager. Onsite leadership involves supervising property staff to ensure compliance with company policies, safety and fair housing guidelines, and risk management.

  • Financial Management
  • Post payments and income from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Support the property in meeting budgeted revenues, expenses, and Net Operating Income (NOI).
  • Post charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Complete end-of-month closing procedures and reporting; maintain organized records and audit resident files.
  • Walk units, post move-out charges, statements, and security deposit refunds.
  • Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff; ensure staff effectiveness through ongoing training and guidance in line with Asset training benchmarks.
  • Promote harmony and quality job performance; ensure policy compliance across staff.
  • Coordinate strategic leasing management and ensure effective leasing techniques, follow-up, and lease documentation; keep reporting systems up to date.
  • Implement marketing strategies and respond to resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, monthly communications).
  • Show, lease, and move in prospective residents.
  • Administrative Management
  • Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs, with regular inspections.
  • Assist with supervision of business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies; obtain bids and manage vendor relationships.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years’ experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position or move about the property; may require lifting up to 25 lbs; may work in various environments and conditions, including outdoor spaces and occasional overtime, weekends, or night hours for emergencies.

Salary Range

$18 per hour to $22 per hour
