ASSISTANT COMMUNITY MANAGER
Role and Responsibilities
The Assistant Community Manager, under the supervision of the Community Manager, oversees the day-to-day operations and financial functions of the housing community. This role supports delinquency and rent collection to optimize cash flow and financial position, and, in the absence of the Community Manager, manages all phases of operations including personnel, leasing, maintenance, administration, and risk management. As an onsite leader, you supervise property operations and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Financial Management: post payments and income from applicants, residents, and non-residents accurately and timely; process and reconcile daily accounts receivable; monitor bad debt, issue late notices, contact residents and guarantors, and file evictions; help the property meet budgeted revenues, expenses, and Net Operating Income; post all charges to resident and non-resident accounts and bill back utilities where applicable; perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files.
- Keep unit movesites accurate by walking units and posting move-out charges, statements, and security deposit refunds.
- Personnel Management: maintain regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure ongoing training, coaching, and guidance in compliance with Asset training benchmarks; promote harmony and quality job performance; ensure staff compliance with company policies and procedures; implement strategic leasing management and marketing plans; handle resident complaints and requests to ensure satisfaction; develop and implement resident retention programs; show, lease, and move-in prospective residents.
- Administrative Management: manage customer service and monitor maintenance service request turnaround; maintain property appearance and ensure timely repairs with regular inspections; assist supervision of all business functions related to operations; plan and utilize property resources, equipment, and supplies economically (bids, vendor pricing, and contractor interactions).
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly stationary work with occasional standing or walking; ability to communicate and operate in various environments; capable of lifting and moving objects up to 25 lbs; able to work overtime, weekends, and night hours in emergencies; able to work in outdoor environments and hazardous conditions as needed.
