Position

Assistant Community Manager — responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. This role supports delinquency and rent collection to optimize cash flow and financial position, and, in the absence of the Community Manager, manages all phases of operations including personnel, leasing, maintenance, financial, administration, and risk management. Onsite leadership involves supervising all aspects of the property and staff to ensure compliance with company policies and safety and fair housing guidelines.

Essential Duties & Responsibilities

Financial Management

  • Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
  • Processing and reconciling daily all accounts receivable.
  • Monitoring and following up on bad debt, including preparation of late notices, contact with residents and guarantors, and filing evictions.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting charges to resident and non-current resident accounts and bill backs of utilities where applicable.
  • Managing end-of-the-month closing procedures and reporting.
  • Maintaining accurate records and auditing resident files for accuracy.
  • Walking units and posting move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management and effective leasing techniques to achieve closures, follow-up, and accurate lease documentation and reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident events, promotions, newsletter).
  • Show, lease, and move-in prospective residents effectively.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors and contractors).

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or two years in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must be able to remain in a stationary position for extended periods; regular communication with others; occasional lifting up to 25 lbs; ability to work in various environments and conditions, including outdoor settings and emergencies.

Salary Range: $23 per hour to $24 per hour
