ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the propertys cash flow and financial position. In the absence of the Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial administration, and risk management. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Financial Management
- Post payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, contact with residents and guarantors, and filing evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
- Manage end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent methods and directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and high performance through supportive leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management; ensure effective leasing techniques and up-to-date reporting systems.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
- Administrative Management
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors).
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years of related experience and/or training; or equivalent combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary or move about the property; communicate with others; occasional lifting up to 25 lbs; may work in various environments.
Salary Range: $16 per hour to $18 per hour
