Role Overview
The Assistant Community Manager oversees daily operations and financial functions under the supervision of the Community Manager. Key responsibilities include managing rent delinquency and collections, supervising staff, ensuring compliance with policies and regulations, and supporting property financials and operations.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income accurately and timely.
- Process and reconcile account receivables daily.
- Follow up on bad debt, prepare late notices, contact residents/guarantors, and file evictions.
- Assist in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts, including utilities where applicable.
- Handle end-of-month closing and reporting.
- Maintain organized records and audit resident files.
- Post move-out charges, security deposits, and refunds.
Personnel Management
- Attend onsite daily.
- Screen, hire, train, coach, and develop staff using consistent techniques.
- Ensure staff effectiveness through ongoing training and coaching.
- Promote harmony and quality performance among staff.
- Ensure staff compliance with policies and procedures.
- Implement leasing strategies, marketing, and resident retention programs.
- Show, lease, and facilitate resident move-ins.
Administrative Management
- Monitor customer service and maintenance responsiveness.
- Maintain property appearance and oversee repairs.
- Assist with business operations and resource management.
Qualifications
- High School Diploma or equivalent; Bachelor’s preferred, or 2 years experience in housing or related field.
- Basic computer skills and knowledge of onsite software.
- Understanding of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Stationary work, frequent standing/sitting, communication, and repetitive motions.
- Mobility for property tours, inspections, and physical tasks.
- Ability to lift up to 25 lbs, work in various environments and conditions, and work overtime or weekends as needed.
