Responsibilities
ASSISTANT COMMUNITY MANAGER The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Processing and reconciling daily all accounts receivable.
- Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting of all charges to resident and non-current resident accounts; including bill back of utilities where applicable.
- End-of-the-month closing procedures and reporting.
- Maintaining accurate and organized records; auditing resident files to ensure accuracy.
- Walking units and posting all move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff; ensure effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership; ensure compliance with company policies and procedures.
- Strategic leasing management; ensure leasing techniques obtain closures, follow-up procedures, and accurate signing/documentation and reporting.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Manage customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids and dealing with service issues.
Qualifications
Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry; or 1–2 years related experience and/or training; or equivalent combination of education and experience.
Skills
Ability to understand and perform onsite software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods. The role may require movement across sites and lifting up to 25 lbs. Ability to work overtime, weekends, and night hours as needed for emergencies.
Salary Range: $18 per hour to $21 per hour
