Overview

Assistant Community Manager role at Asset Living. The Assistant Community Manager oversees, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will assist with delinquency and rent collections to optimize cash flow and financial position, and you will manage all phases of operations in the absence of the Community Manager. As an onsite leader, you will supervise the property and staff to ensure compliance with company policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities

  • Financial Management
    Posting all payments and income from applicants, current residents, and non-current residents accurately and timely; processing and reconciling daily account receivables; monitoring and following up on bad debt (late notices, resident/guarantor contact, evictions); helping the property meet budgeted revenues, expenses, and Net Operating Income; posting charges to resident and non-current accounts including utility bill backs; completing end-of-month closing procedures and reporting; maintaining accurate records and auditing resident files; walking units and posting move-out charges, statements, and security deposit refunds.
  • Personnel Management
    Regular onsite attendance; screening, hiring, training, coaching, and developing onsite staff; ensuring staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks; promoting harmony and quality performance; ensuring compliance with company policies and procedures; strategic leasing management; ensuring leasing techniques lead to closures, follow-up, and accurate reporting; implementing marketing strategies from the annual plan; handling resident complaints and requests to ensure satisfaction; developing and implementing resident retention programs; showing, leasing, and moving in prospective residents.
  • Administrative Management
    Manage excellent customer service and monitor maintenance service request turnaround; maintain property appearance and ensure timely repairs; assist with supervision of business functions related to operations; plan and utilize property resources, equipment, and supplies economically (bidding, vendor coordination, addressing service issues).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • While performing duties, regularly remain in a stationary position; communicate with others; may involve repetitive motions; frequent movement between worksites; ability to ascend/descend stairs, ladders, and other structures; operate in various environments including outdoor conditions; may lift and move objects up to 25 lbs; may require overtime, weekends, and night hours for emergencies.

Salary Range: $20 per hour to $23 per hour
