ASSISTANT COMMUNITY MANAGER

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency management and rent collection to optimize the property's cash flow and financial position. You will manage all phases of operations in the absence of the Community Manager, including personnel, leasing, maintenance, financial administration, and risk management. As onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
  • Responsible for processing and reconciling daily all accounts receivable.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Responsible for posting charges to resident and non-current resident accounts; including bill-back of utilities where applicable.
  • Responsible for all end-of-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic leasing management; ensure leasing techniques are effective for closing deals, follow-up, signing/documentation of leases, and up-to-date reporting systems.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
  • Effectively show, lease, and move-in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed timely (regular property inspections and tours).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids/pricing, coordinate with vendors, contract management).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, communicate with others, and perform tasks that may involve repetitive motions.
  • Frequent movement about the property; occasional climbing, lifting up to 25 lbs, and exposure to outdoor environments.
  • Work may include overtime, weekends, and nights in emergencies.

At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. Full-time employees may receive paid sick days and holidays.

Salary Range: $22 per hour to $23 per hour
