Overview
Assistant Community Manager role at Asset Living. Asset Living is a third-party management firm with a nationwide portfolio across multifamily, single-family home rentals, affordable housing, build-to-rent, active adult, and student housing divisions.
Responsibilities
Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Processing and reconciling daily all accounts receivable.
- Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts; including bill back of utilities where applicable.
- End-of-the-month closing procedures and reporting.
- Maintaining accurate and organized records; auditing resident files to ensure accuracy.
- Walking units and posting move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through supportive leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic leasing management; ensure leasing techniques are effective in obtaining closures, follow-up procedures, lease signing/documentation, and accurate reporting.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs through regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids/pricing from vendors, address inadequate service).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about the property; ability to communicate with others and handle physical tasks as described (lift up to 25 lbs, move around the premises, work in various environments, etc.).
Salary Range: $19 per hour to $24 per hour.
