COMMUNITY MANAGER

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset Living training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance issues; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through supportive leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management: achieve the highest possible net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies and systems
  • Ensure leasing techniques are effective, with proper follow-up, lease signing, and reporting
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (events, promotions, newsletters, etc.)
  • Demonstrate on-site showings, leases, and move-ins
  • Administrative & Maintenance Management: ensure all reporting is accurate, complete, and submitted on time
  • Lead emergency response for the property and minimize liability in line with company guidelines
  • Maintain property appearance and ensure timely repairs through regular inspections and tours
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; may require prolonged standing or sitting; overtime, weekends, and night hours in emergencies
  • Must be able to move about the property and perform tasks in various environments
  • Occasionally ascend/descend ladders, stairs, and perform tasks in various spaces; lift up to 25 lbs; operate tools and vehicles as needed

License/equipment

  • Must have reliable transportation due to on-call/emergency requirements

Salary Range: $77,000 to $82,000 per year
