Community Manager

As a Community Manager, you will oversee the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing all phases of the operations: personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – Screen, hire, train, coach, and develop on‑site staff. Ensure effective staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Regular/on‑site attendance – Required.
  • Performance management – Deal with performance problems; document adequately, communicate with supervisor and HR, terminate appropriately.
  • Staff leadership – Promote harmony and quality job performance of staff through support and effective leadership.
  • Policy compliance – Ensure staff compliance and consistency with company policies and procedures.
  • Financial Management – Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments.
  • Budget development – Develop yearly operating budgets and forecasts.
  • Collections – Monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on time.
  • Vendor invoice reconciliation – Monitor the timely receipt, reconciliation, and coding of all vendor invoices.
  • Property closeout – Ensure property closeout is completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management – Develop yearly marketing plan and utilize marketing strategies and systems.
  • Leasing techniques – Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Resident complaints – Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Retention programs – Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.).
  • Move‑in – Effectively show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis.
  • Emergency team – Will head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines.
  • Maintenance service – Manage excellent customer service, monitor service request turnaround and responsiveness of maintenance staff.
  • Appearance and repairs – Maintain property appearance and ensure repairs are noted and completed on a timely basis (regular property inspections and tours).
  • Resources planning – Plan for and utilize property resources, equipment, and supplies economically.
  • Maintenance direction – Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Education & Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; repeat motions of wrists, hands, and/or fingers; overtime, weekends, nights (emergencies).
  • Standing, sitting, moving; ascend/descend ladders, stairs, scaffolding, ramps, step stools, move into different positions.
  • Operate machinery or power tools, motor vehicles and golf carts; work in extreme temperatures, outdoors, confined spaces, hazardous chemicals.

License & Equipment

Must have reliable transportation due to the emergency on‑call requirement.

Compensation & Benefits

Full‑time employee; 401(k) with employer matching; medical, dental, vision, life, accidental, and disability insurance; paid sick days and company holidays; commission and performance bonuses when applicable.

Salary Range

$45,760 per year to $47,840 per year.
