Community Manager

Essential Duties & Responsibilities

  • Personnel Management: regular/daily onsite attendance required.
  • Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Complete weekly/daily office and maintenance staff schedules and assignments.
  • Deal effectively and consistently with performance problems; document, communicate with supervisor and HR, and terminate appropriately when necessary.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Financial Management: achieve the highest possible net operating income through effective cost control, revenue, and leasing improvement; identify trends and recommend strategies.
  • Develop yearly operating budgets/forecasts.
  • Monitor the timely receipt and reconciliation of deposits, rent collections, and charges.
  • Monitor vendor invoice reconciliation and coding.
  • Ensure property closeout is completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems.
  • Ensure staff leasing techniques are effective and leases are signed, documented, and reported accurately.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.
  • Administrative & Maintenance Management: ensure all administrative and leasing reporting is accurate.
  • Lead emergency team for the property; ensure proper response to emergencies.
  • Manage customer service and monitor service request turnaround of maintenance staff.
  • Maintain property appearance; ensure repairs are completed on a timely basis via regular inspections.
  • Plan for efficient use of property resources, equipment, and supplies.
  • Give direction and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Education and Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or 4 years’ experience in the housing industry, or 1‑2 years related experience or training.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to use on‑site software functions; basic computer skills required.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; repeat wrist, hand, and finger motions.
  • Work overtime, weekends, and night hours for emergencies.
  • Regular standing or sitting for prolonged periods, moving around, and sometimes ascending/descending ladders and stairs.
  • Lift and move objects up to 25 lbs.; operate machinery, vehicles, and power tools.
  • Work in various environments including outdoors, confined spaces, and hazardous chemicals.

License / Equipment

  • Must have reliable transportation for emergency on‑call duties.

Compensation

Salary Range: $33.00 per year to $35.00 per year.
