Community Manager
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management to ensure compliance with Asset policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives.
- Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office & maintenance staff schedules and assignments.
- Address performance problems, document, communicate with supervisor and HR, and terminate when appropriate.
- Promote harmony and quality job performance through support and effective leadership.
- Maintain staff compliance with company policies and procedures.
- Financial Management
- Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies.
- Develop yearly operating budgets/forecasts.
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
- Reconcile and code all vendor invoices.
- Ensure property closeout is completed on time and owner financial reports are accurate.
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies & systems.
- Ensure leasing techniques result in successful closures, proper follow‑up, and accurate documentation.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Implement resident retention programs (e.g., functions, promotions, newsletters).
- Show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Ensure accurate, complete, and timely administrative & leasing reporting.
- Head emergency team for the property; manage emergencies to minimize liability.
- Monitor service‑request turnaround and maintenance staff responsiveness.
- Maintain property appearance; complete repairs promptly with regular inspections.
- Plan and use property resources, equipment, and supplies economically.
- Direct and monitor maintenance, construction, and rehabilitation to ensure quality and expediency.
Education and Experience
- High School Diploma or equivalent; bachelor’s degree preferred or four years of housing industry experience, or one‑two years related experience/training; equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and ability to perform all on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; repetitive wrist, hand, finger motions; work overtime, weekends, and nights.
- Stationary position, standing or sitting for prolonged periods, moving between worksite locations.
- Optional ladder, stairs, scaffolding, ramps, hop stools; move up to 25 lbs, operate tools, vehicles, golf carts.
- Work in various environments—indoor, outdoor, confined spaces, heights, extreme temperatures, hazardous chemicals.
License / Equipment
- Reliable transportation due to emergency on‑call requirements.
Salary Range
$63,000 – $68,000 per year
At Asset Living, compensation is based on skill set, experience, certifications, and other factors.
