Base pay range
$72,000.00/yr - $78,000.00/yr

Position

COMMUNITY MANAGER – The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate as necessary
  • Promote harmony and quality job performance through strong leadership
  • Ensure staff compliance with company policies and procedures
  • Financial Management
  • Achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges for timely submission
  • Monitor vendor invoices for timely processing
  • Ensure property closeout and financial reports are accurate and timely
  • Strategic Leasing Management
  • Develop yearly marketing plan and implement marketing strategies and systems
  • Employ effective leasing techniques to achieve closures; ensure follow-up, lease documentation, and reporting are accurate
  • Address resident complaints and requests to ensure satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management
  • Ensure administrative and leasing reporting is accurate and submitted on time
  • Lead emergency response for the property and coordinate with staff and residents to minimize liability
  • Maintain property appearance; conduct regular inspections and ensure timely repairs
  • Plan and manage resources, equipment, and supplies; obtain bids/pricing from vendors and contractors
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years of experience in housing, or one to two years related experience and/or training; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Frequent communication with others; ability to work overtime, weekends, and night hours (emergencies)
  • Stationary or moving as needed; ability to move between worksites
  • Ability to ascend/descend ladders, stairs, and varied environments; lift up to 25 lbs; operate machinery or power tools; drive vehicles
  • Work in various weather conditions and spaces

License/equipment

  • Reliable transportation due to emergency on-call requirement

Salary Range: $72,000.00 per year to $78,000.00 per year
