Base pay range
$72,000.00/yr - $78,000.00/yr
Position
COMMUNITY MANAGER – The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems; document, communicate with direct supervisor and HR, and terminate as necessary
- Promote harmony and quality job performance through strong leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend actions
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoices for timely processing
- Ensure property closeout and financial reports are accurate and timely
- Strategic Leasing Management
- Develop yearly marketing plan and implement marketing strategies and systems
- Employ effective leasing techniques to achieve closures; ensure follow-up, lease documentation, and reporting are accurate
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure administrative and leasing reporting is accurate and submitted on time
- Lead emergency response for the property and coordinate with staff and residents to minimize liability
- Maintain property appearance; conduct regular inspections and ensure timely repairs
- Plan and manage resources, equipment, and supplies; obtain bids/pricing from vendors and contractors
- Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or four years of experience in housing, or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Frequent communication with others; ability to work overtime, weekends, and night hours (emergencies)
- Stationary or moving as needed; ability to move between worksites
- Ability to ascend/descend ladders, stairs, and varied environments; lift up to 25 lbs; operate machinery or power tools; drive vehicles
- Work in various weather conditions and spaces
License/equipment
- Reliable transportation due to emergency on-call requirement

Salary Range: $72,000.00 per year to $78,000.00 per year
