Position: Community Manager
Responsibilities
- Oversee all operations of a housing community under the supervision of the Regional Manager.
- Manage personnel, leasing, maintenance, financial administration, risk management, and compliance with Asset Living policies and safety and fair housing guidelines.
- Supervise property on-site staff; ensure adherence to company procedures and liability considerations.
- Lead and develop on-site staff through hiring, training, coaching, and performance management.
- Prepare and manage weekly/daily office and maintenance staff schedules; address performance issues in collaboration with HR.
- Monitor financial performance: budgeting/forecasting, rent collections, deposits, and vendor invoice reconciliation.
- Develop and implement marketing, leasing, and resident retention programs; handle resident complaints and ensure high resident satisfaction.
- Ensure timely property closeout and accurate financial reporting; maintain property appearance and coordinate repairs and preventive maintenance.
- Direct emergency response and coordinate with staff, residents, and vendors within company guidelines to minimize liability.
- Provide excellent customer service and monitor service-request turnaround and maintenance responsiveness.
- Ensure compliance with Fair Housing Laws and OSHA requirements.
Education and Experience
- High school diploma or equivalent; bachelor’s degree preferred or four years’ experience in housing, or a combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to use on-site software and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Ability to communicate effectively, sit/stand for extended periods, and work overtime, weekends, and nights as needed for emergencies.
- Occasional climbing, lifting up to 25 lbs, exposure to various weather conditions, and ability to work in diverse environments.
License/Equipment
- Reliable transportation required due to emergency on-call duties.
Compensation and Benefits
At Asset Living, compensation depends on factors including skill set, background, and certifications. Offers include a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental and disability insurance), 401K with employer matching, and potential commissions/bonuses. Full-time employees receive paid sick days and company holidays.
Salary Range: $50,000 to $60,000 per year.
