Assistant Community Manager
The Assistant Community Manager reports to the Community Manager and oversees daily operations and financial functions of a housing community. Key responsibilities include delinquency management, rent collection, staff supervision, leasing, maintenance coordination, and ensuring compliance with company policies and fair housing guidelines.
Financial Management
- Post all payments and income from current and non‑current residents accurately and efficiently.
- Process and reconcile daily account receivables.
- Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Support the property in meeting budgeted revenues, expenses, and net operating income.
- Post all charges to resident and non‑current resident accounts, including billbacks for utilities.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and record move‑out charges, statements, and security deposit refunds.
Personnel Management
- Daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
- Promote harmony and quality job performance through support and leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management: use effective techniques to close leases, maintain accurate records, and update reporting systems.
- Implement marketing strategies per the annual marketing plan.
- Handle resident complaints, concerns, and requests to maintain satisfaction.
- Develop and implement resident retention programs such as resident functions, promotions, and newsletters.
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance staff responsiveness.
- Maintain property appearance, ensuring repairs are addressed promptly.
- Assist in supervising all business functions related to operations.
- Plan and use property resources, equipment, and supplies economically, including vendor bid pricing.
Education and Experience
- High school diploma or equivalent; bachelor's degree preferred, or two years of housing industry experience.
- Basic computer skills and understanding of onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting periods, communication, repetitive wrist and hand motions.
- Frequent movement around the worksite and occasional use of ladders, stairs, and equipment up to 25 lbs.
- Must work overtime, weekends, night hours (emergencies), and in various environmental conditions.

Salary Range: $21 per hour to $25 per hour
