Assistant Community Manager
The Assistant Community Manager operates under the supervision of the Community Manager to oversee the everyday operations and financial functions of a housing community. This role is vital to maintaining the property's financial health through delinquency management, rent collection, and overall operational leadership.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from applicants, current residents, and non‑current residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including utility bill‑backs where applicable.
- Complete end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files for correctness.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Utilize company directives to screen, hire, train, coach, and develop onsite staff.
- Provide ongoing training, coaching, counseling, and guidance to maintain staff effectiveness.
- Promote harmony and quality job performance through support and leadership.
- Ensure staff compliance with company policies and procedures.
- Oversee leasing processes, ensuring effective techniques and accurate documentation.
- Implement marketing strategies per the annual marketing plan.
- Resolve resident complaints and maintain resident satisfaction.
- Develop and implement residency retention programs (functions, promotions, newsletters).
- Effectively show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor response times for maintenance requests.
- Maintain property appearance and ensure timely completion of repairs, including regular inspections.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically, obtaining bids and managing vendors.
Education / Experience
- High school diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
- Basic computer skills required, with proficiency in onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods and repetitive wrist/hand movements.
- Frequent movement between work sites.
- Occasional ascent/descend of ladders, stairs, and other equipment; ability to lift up to 25 lbs.
- Ability to work overtime, weekends, night hours (emergencies), and in various environmental conditions.
Compensation & Benefits
The Compensation includes a competitive hourly rate of $21 to $26, along with a comprehensive benefits package: medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, commission and performance bonuses where applicable, paid sick days, and company holidays.
Salary Range
$21 per hour to $26 per hour
