Assistant Community Manager
The Assistant Community Manager oversees daily operations and financial functions of a housing community under the supervision of the Community Manager. The role manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the Community Manager’s absence, ensuring compliance with company policies, safety and fair‑housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, residents, and non‑current residents accurately and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
- Conduct end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with asset training benchmarks.
- Promote harmony and quality performance of staff through support and leadership.
- Ensure staff compliance with company policies and procedures.
- Manage leasing techniques to obtain closure, maintain follow‑up procedures, and record accurate lease documentation.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs such as resident functions, promotions, and newsletters.
- Show, lease, and move‑in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance request turnaround and responsiveness.
- Maintain property appearance and ensure timely repairs through regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies efficiently, including vendor bids, pricing, and service quality.
Education & Experience
- High school diploma or equivalent; bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
- Basic computer skills and ability to operate onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Job requires prolonged periods of standing or sitting, repeated wrist, hand, and finger motions, and tasks performed in varied environments.
- Requires moving between work sites, ascending/descending ladders, stairs, scaffolding, and other equipment.
- May involve lifting up to 25 lbs, operating machinery, and driving golf carts or motor vehicles.
- Work may need to be performed overtime, weekends, night hours, and in various weather or temperature conditions.
Salary Range
$26 per hour to $28 per hour.
