Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. In this role, you will manage all phases of operations—including personnel, leasing, maintenance, financial, administrative, and risk management—in the absence of the Community Manager, ensuring compliance with company policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Financial Management
    • Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
    • Process and reconcile daily account receivables.
    • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
    • Perform all end‑of‑the‑month closing procedures and reporting.
    • Maintain accurate and organized records; audit resident files to ensure accurate records.
    • Walk units and post all move‑out charges, statements, and security deposit refunds.
  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
    • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
    • Promote harmony and quality job performance of staff through support and effective leadership.
    • Ensure staff compliance and consistency with Company policies and procedures.
    • Implement effective leasing techniques to obtain closure, follow‑up procedures, signing/documentation of leases, and accurate reporting systems.
    • Implement marketing strategies and systems put in place by the annual marketing plan.
    • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
    • Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.).
    • Effectively show, lease, and move in prospective residents.
  • Administrative Management
    • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
    • Maintain property appearance and ensure repairs are noted and completed on a timely basis (requires regular property inspections and tours).
    • Assist with supervision of all business functions related to operations.
    • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years experience in the housing industry, or one to two years related experience and/or training, or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, often standing or sitting for prolonged periods.
  • Communicate with others to exchange information; repeat motions that may include wrists, hands, and/or fingers.
  • Move about to accomplish tasks; occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools.
  • Manipulate objects up to 25 lbs.; operate machinery or power tools, motor vehicles and/or golf carts.
  • Work overtime, weekends, night hours (emergencies); in outdoor environments with precipitation and wind; exposed to hazardous chemicals.

Salary Range

$28 per hour to $31 per hour
