Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in rent delinquency and collection to optimize the property's cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager.
Essential Duties & Responsibilities
Financial Management
Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily account receivables.
Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
Help the property meet budgeted revenues, expenses, and Net Operating Income.
Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
Perform end‑of‑month closing procedures and reporting.
Maintain accurate and organized records; audit resident files to ensure accuracy.
Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership.
Ensure staff compliance and consistency with company policies and procedures.
Manage leasing activities to ensure effective closing, follow‑up procedures, lease signing/documentation, and accurate reporting.
Implement marketing strategies and systems from the annual marketing plan.
Address resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs.
Effectively show, lease, and move in prospective residents.
Administrative Management
Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are completed on a timely basis.
Assist with supervision of all business functions related to operations.
Plan for and utilize property resources, equipment, and supplies economically.
Education / Experience
High‑School diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Ability to understand and perform all onsite software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others, repeat motions involving wrists, hands, and/or fingers, and assess accuracy and thoroughness of assigned work.
Employee frequently required to move about to accomplish tasks or move from one worksite to another.
Employee occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move into different positions, work in overhead or confined spaces, operate machinery or power tools, operate motor vehicles and/or golf carts, handle objects up to 25 lbs, work overtime, weekends, night hours (emergencies), work in small or enclosed spaces, work in flat and non‑flat terrain, work in extremely low or high temperatures, work in outdoor environments, be exposed to hazardous chemicals.
Salary Range
$25 per hour to $28 per hour
